In Oman, rent cannot be increased in the first 3 years, then is capped at 7% per year. A residential landlord generally cannot terminate before 4 years, and leases auto-renew unless 3 months' written notice is given. Eviction grounds include non-payment within 15 days, misuse, unauthorized subletting, owner-occupation (6 months' notice) and demolition (3 months). RD 12/2025 created a Rental Disputes Settlement Committee in each governorate with electronic filing and a 90-day final, non-appealable ruling.
